Dan Gilbert's #development plan for a two-block swath of prime downtown #Detroit #property just east of his #QuickenLoans Inc. headquarters includes a 35-story office tower.
New figures and renderings his Detroit-based Bedrock LLC #realestate company released Monday provide greater detail on what the billionaire mortgage and real estate mogul plans for the Monroe Block project: the office tower with 818,000 square feet, about 480 multifamily units, 170,000 square feet of retail space and 48,000 square feet of public space.

Adding that much space fits in line with Gilbert's assertions going back over a year that the city needs 10 million new square feet of office space.
He also plans at least 279,000 square feet in his planned redevelopment of the former J.L. Hudson's department store site on Woodward at Grand River, which would also feature the city's tallest building at 734 feet across 52 stories. The Hudson's site project is slated to begin in December.

Original plans for the Monroe Block were an office tower with more than 20 stories with at least 600,000 square feet. "We are trying to attract national tenants for these office spaces," said Jamie Witherspoon, Bedrock's director of #architecture. "We are trying to meet the demand and criteria they are requiring. Part of that was adding square footage." -------------------------------------------------

By the end of November, the litigation sweep may hit 1,500 companies and investors whose abandonment of Detroit homes is blamed for contributing to the city’s neighborhood blight epidemic.

Motor City Law PLLC, working on behalf of the city, has filed more than 60 lawsuits since Aug. 18 in Wayne County Circuit Court and the rest of the lawsuits will be filed before a Thursday statute of limitations deadline, Detroit attorney Andrew Munro told Crain’s. -------------------------------------------------

Once #bankrupt #Detroit has a balanced budget and a near $63 million #surplus.

Figures were released today from Detroit’s Comprehensive Annual Financial Report for the fiscal year that ended June 30, 2016. It’s the city’s second consecutive balanced budget. Mayor Mike Duggan’s office says a $51 million surplus is projected for the current fiscal year which ends June 30.
#Duggan says the audit confirms his “administration is making good on its promise to manage Detroit’s finances” and the consecutive deficit-free budgets puts the city on a path to exit financial oversight. Improved long-term finances also are allowing Detroit to upgrade #neighborhoods, #publicsafety and other #residential services.
A state-appointed emergency manager filed Detroit’s bankruptcy petition in 2013. Detroit exited bankruptcy in December 2014, restructuring $7 billion in debt. -------------------------------------------------

#Bedrock and the city of #Detroit on Monday announced an agreement that will create or maintain an estimate 700 #affordablehousing units.

The #residential units will consist of new #construction and the #preservation of existing affordable #housing that would have likely converted to market rate. “It is important that a wide range of housing options, including affordable ones, are available in Detroit’s growing marketplace,” Bedrock President Dan Mullen said in a news release.

Over the next several years, Bedrock plans to develop up to 3,500 residential rental units in the city.

The agreement, which was to be submitted to #CityCouncil on Monday, provides that 20 percent of those units will be affordable housing for households whose income is 80 percent of the Area Median Income (AMI) or less. The affordable units will be primarily located in the greater downtown area, where affordable housing options are needed to ensure downtown and midtown remain accessible for people of all incomes.
"This represents the city's largest #developer proactively committing to invest in new affordable housing and preservation in the city's strongest neighborhoods where it is critically needed," said Arthur Jemison, Director of Housing and Revitalization for the city of Detroit.

Bedrock’s first two ground-up residential construction projects include affordable housing. At 28Grand in the Capitol Park district, Bedrock is nearing completion of a mixed-income development that will include 85 units dedicated to households making 60 percent of the AMI or less. Bedrock has also started construction on a 54-unit affordable development for seniors as part of the new City Modern mixed-income development. The new #BrushPark neighborhood will be dedicated to seniors whose incomes are between 30 percent and 60 percent of the AMI. -------------------------------------------------

The agreement, which was to be submitted to #citycouncilon Monday, provides that 20 percent of those units will be affordable housing for households whose income is 80 percent of the Area Median Income (AMI) or less. The affordable units will be primarily located in the greater downtown area, where affordable housing options are needed to ensure downtown and midtown remain accessible for people of all incomes. "This represents the city's largest #developerproactively committing to invest in new affordable housing and preservation in the city's strongest neighborhoods where it is critically needed," said Arthur Jemison, Director of Housing and Revitalization for the city of Detroit. The new #brushparkneighborhood will be dedicated to seniors whose incomes are between 30 percent and 60 percent of the AMI. ------------------------------------------------- To read the entire article head over to our #facebookor #googlepluspage #densonconstructionservicesor the #DetroitPropertyShop and make sure you like us! #rehab #renovation #michigan #money #wealth #metrodetroit #detroitmichigan #waynecounty

It's been more than five years since #developers first floated an enormous re-envisioning of the former Michigan state fairgrounds site in #Detroit. Since then, various incarnations of the plan have been proposed, but the principals behind the 157-acre project say the current version is better than it's ever been.
And they credit Maurice Cox, the city's planning director, for moving it in a direction that's less suburban shopping complex and more walkable, bikeable and urban.

In development circles, Cox, who was recruited to the city in 2015, is known as a hands-on planning director with a "world class" reputation.
"We didn't know how sick we were," said Joel Ferguson, one of the members of Magic Plus LLC, which is proposing the mixed-use development with #residential, #retail, #entertainment, transit and #education uses, among others.

#LANSING — The #Michigan Strategic Fund on Tuesday approved a $5 million grant for Amazon.com's planned $140 million package fulfillment center in Romulus — the second state subsidy for the world's largest online retailer in the past seven months.

Amazon is promising to create at least 1,600 new jobs, but needed state assistance to help pay for "substantial road and other infrastructure improvements," according to a Michigan Economic Development Corp. memo to Strategic Fund board members.
The company plans to use 84 acres north of Detroit Metropolitan Airport, bounded roughly by Smith, Vining and #Ecorse roads — with quick acccess to I-94. "That's the attractiveness of this site — it's less than a quarter of the mile from the building and they'll be on a major east-west highway," said Rob Luce, executive director of the Detroit Region Aerotropolis Development Corp.

When it opens, the facility will be Amazon's third in Wayne County, after a distribution warehouse under #construction in #Livonia. Together, the two fulfillment centers are expected to create about 2,600 jobs in the county.

Khalil Rahal, Wayne County's economic development director, said $13.5 million in infrastructure work will include expanding Vining Road — it currently ends south of Ecorse — and widening Ecorse Road.

Wayne County's aerotropolis district plans to create a tax-capturing district in the footprint of #Amazon facility that will capture 50 percent of the company's 6-mill state education tax to dedicate $7 million over 15 years to paying for the infrastructure improvements, Luce said.

A bicycle-themed #brewery in a renovated #Islandview neighborhood church? That's what Detroit residents Belinda and Craig Gilmore had in mind. The church at 1812 Field St. has been empty for years, Belinda said. It was previously home to the New Bride Baptist Church and originally built in 1900.

The co-owners — husband and wife — are home-brewing porters, a wheat mosaic #beer and a variety of others in anticipation of a tentative spring 2018 opening for Bent Rim Brew House.
Food plans include #pizza, pretzels and #Chinese hotpot (Craig visited #China and fell in love with the fondue-style dish). In addition to lagers, IPAs, porters and stouts, they will serve less common brews like barley wines.

They have started tear-down and some #construction work, but the full-scale renovation won't start for a few months yet, Belinda said. Licensing and city approvals are still on the horizon, too.
"We have to, in order to get the brewery license, we have to prove we can completely fund the renovation and get going," said Craig, a senior software engineer for A123 Systems LLC. "In order to do that we gotta get a loan ... right now we're going through banks and stuff to try to get loans."
They'll also apply for Motor City Match and other grant programs, he said. They've invested about $450,000 so far and will likely spend another $350,000 more.

The City of Detroit will use $23.6 million from the sale of city-owned land and streets in the pathway of the new Gordie Howe International #Bridge to relocate up to 240 homeowners in the Delray #neighborhood.

Mayor #MikeDuggan announced the plan Friday morning as part of a $48 million deal with the state that includes the sale and lease of city property to the Michigan Department of Transportation needed to build the new Detroit River bridge.
Duggan said Delray residents who live outside of the footprint of the new bridge's plaza will have the option to "swap" their home for a vacant house elsewhere in Detroit with up to $60,000 in renovations. The city also will pay for moving expenses, Duggan said.

The city will set up a real estate office in Delray to showcase vacant city-owned houses, similar to the Detroit Land Bank Authority's Rehabbed & Ready program, Duggan said.
